Some Useful Tips to Rent a House in Ghana

Going directly to property owners is difficult due to the local conditions and you may end up in a less than satisfactory deal. The first thing to do is to engage a real estate agent. Be careful when you employ a real estate agent. Precisely specify the terms on which the agent works. This is important because, if you are not careful, the agent will show a number of houses available for rent in Ghana in the location of your choice and charge you for showing each house. This can become expensive. Plus, you have to bear the transportation costs. Select an agent who charges a one-time registration fee and Olx Ghana fee and no additional costs to show the houses. Therefore, sit down with the agent, discuss with him and ask him to show you the houses available for rent on his computer. If the realtor maintains a website, it should be easy to pick a house from the list and also know about the location, size, rental and other terms. You can shortlist one or two houses and the cost of transport would come down.

The Commission is another factor to consider. Because it is difficult to rent a house in Ghana directly, you will need an agent. He expects a commission. In Ghana the commission is charged as a percentage of the amount involved in the rental, something like 10% of the transaction value. Some agents split this between the renter and the landlord.

Some agents offering houses for rent in Ghana may insist that you sign an exclusive contract with them. It is advisable to not do so.

Once you select a suitable house you must visit it personally and inspect the house. Also you must check neighborhood, streetlights, water supply, drainage and power available in this location before you make a decision. Landlord will ask for a high rent. It is customary to negotiate. Your agent can do it for you and should. Terms the landlord fixes may include asking for one year rent in advance. Do not do this. Usually, six months advance and a rental agreement are customary.

It must also be kept in mind that most houses for rental in Ghana may be bare without amenities or accessories such as air conditioners and kitchen appliances. If a house is offered with these, then make sure these items are listed in the lease or rental agreement in the form of an inventory annexure.
